What exactly does “fractional” mean?
You receive professional estate-management structure and oversight at the level your residence requires, without employing a full-time estate manager. The scope and cadence are tailored to the property and the owner's desired involvement.
How is this different from traditional property management or home watch?
The focus is the long-term operation and stewardship of a private residence. In addition to observing the property, 37 EAST builds its operating record, plans maintenance, coordinates vendors and projects, tracks aging systems, verifies work and looks ahead to future needs.
Do I have to replace the vendors I already trust?
No. Existing relationships can remain in place when they are serving the property well. Our role is to organize, coordinate and create accountability around the work.

What happens during ONBOARD?
We establish a baseline for the residence through owner discovery, condition assessment and comprehensive property documentation. Systems, equipment, service information, vendors, warranties, schedules and priorities are organized into the 37 EAST Property Record. From that information we build the annual, preventative and deferred-maintenance plans.
What if the home already has deferred maintenance?
That is precisely where a plan becomes valuable. Needs are identified and prioritized into a staged approach based on urgency, risk, sequencing, budget and long-term value rather than trying to address everything at once.
How do you help prevent expensive repairs?
Through recurring inspections, preventative service, equipment tracking, documentation and follow-through. No plan eliminates failures, but a disciplined operating rhythm can identify many issues earlier and make major replacements more predictable.
Will you recommend new technology or improvements?
Yes, selectively. We evaluate products and systems that may materially improve security, resilience, monitoring, efficiency or long-term operation. Recommendations are property-specific—not technology for technology's sake.
What the Work Involves
What does 37 EAST actually coordinate?
The scope is property-specific, but may include preventative service, vendor scheduling, repair follow-through, project coordination, documentation, seasonal preparation, system replacement planning and other authorized property needs. The goal is one organized operating rhythm rather than a collection of disconnected tasks.
How do you know work was actually completed?
Coordination includes follow-through. Where appropriate, 37 EAST confirms completion, documents material changes to the property record, notes unresolved items and communicates back to the owner.

How does 37 EAST support an unoccupied or second home?
The property plan can include recurring oversight, arrival and departure preparation, vendor access, seasonal readiness, storm preparation, post-event assessment and owner reporting based on how frequently the residence is occupied.
How is hurricane readiness handled?
Storm readiness is built into the property's annual operating plan. Before the season, we establish the residence-specific plan and documentation baseline. When a storm threatens, authorized preparation is coordinated. Afterward, the property can be assessed, documented and prioritized for mitigation or repair.
Confidentiality + Discretion
How is information about my home protected?
37 EAST treats property records, household information, schedules, security details, access credentials and owner communications as private information. Access is limited to what is reasonably necessary to care for the residence and perform authorized work.
What information is shared with vendors?
Only information reasonably required for the vendor to perform the authorized service should be shared. Vendors do not need broad access to the household's property record, schedules or private information simply because they are performing work at the residence.
Will 37 EAST sign an NDA?
Yes. 37 EAST is comfortable working under a client-requested confidentiality or nondisclosure agreement when appropriate. Discretion is part of the relationship, not an optional add-on.

How are service levels determined?
After discovery and ONBOARD, we recommend the appropriate level of ongoing oversight based on the property's complexity, owner involvement, occupancy pattern, existing vendors and desired service cadence.
How is estate management priced?
Pricing is property-specific because complexity varies considerably between residences. Following the initial consultation, 37 EAST can prepare a private service recommendation showing the appropriate level of oversight and associated investment.
How does vendor billing work?
The billing structure and authorization thresholds are established with the owner at the beginning of the relationship so expectations are clear before work is ordered. The final structure is documented in the service agreement.
How quickly can we get started?
The first step is a private property conversation. If the relationship is a fit, ONBOARD is scheduled and becomes the foundation for the ongoing property plan.
